Your lender is typically the one needing to know what your home is worth in order to complete a mortgage transaction.  There are several other reasons for needing to know the value of your home less familiar to you but very important such as Divorce Settlement, Estate Taxes, Property Tax Reassessment, Bankruptcy, getting ready to List or Buy a Home, you may need a Professional or 2nd Opinion, or you just may need an appraisal for your own Personal Use.  Whatever the reason is, here at GAP Appraisals, Inc. we offer an affordable and reliable solution.

 
Desktop Appraisal…………….... $175
 


A Desktop Appraisal is completed at the appraisers “desktop” and gives you a reliable value of your home without the appraiser having to go out and inspect the subject property or comparable sales.  (Physical characteristics such as interior upgrades, renovations, exterior onsites, etc. will be discussed with the home owner or listing agent if available.)  Depending on your needs, a Desktop Appraisal may be sufficient enough or it may just get the process started.  If you do run into a situation where you need to upgrade to an Exterior “Drive-By” or a Full Appraisal, you will NOT lose your $175 as long as the Desktop Appraisal was completed within the past 90 days.

 
Exterior Appraisal………………... $350
$175 (if a desktop appraisal was completed on the property within the past 90 days)

An Exterior Appraisal, also known as a "Drive-By Appraisal", the appraiser will drive by the subject property and comparable sales to take photos and gather any pertinent information. (Physical characteristics such as interior upgrades, renovations, exterior onsites, etc. will be discussed with the home owner or listing agent if available.)  The exterior appraisal report includes an analysis of the neighborhood and overall market conditions.  If you run into a situation where you need to upgrade to a Full Appraisal, you will NOT lose your $350 as long as the Exterior Appraisal was completed within the past 90 days.

 
Full Appraisal……………………... $450
$100 (if an exterior appraisal was completed on the property within the past 90 days)
$275 (if a desktop appraisal was completed on the property within the past 90 days)
 

A Full Appraisal, the appraiser inspects and takes photos of the interior and exterior of the subject property, measures the home, drives by the comparable sales to take photos and gathers any pertinent information.  The Full Appraisal report includes an analysis of the neighborhood and overall market conditions as well as a more in depth look at the overall quality and condition of the subject property such as quality of construction, interior upgrades, exterior on-sites, swim features, views, etc.
